Why did Sobha jump 7% today? A record sales quarter that isn't in the revenue line yet

Sobha Q1 FY27 decoded

What happened

Sobha filed its June-quarter numbers after the close on Monday. On Tuesday the stock hit an intraday high of ₹1,559.15, up 7.13% from Monday's close of ₹1,455.35, before easing back to about ₹1,490.80, as reported by Trade Brains. Market cap at that point: roughly ₹15,942 crore. The rest of the tape was not helping — the Sensex had closed Monday down 442 points at 77,708.52 — so this was Sobha's own news doing the lifting.

Why it moved

Three hard numbers, all from the filing:

  • Net profit ₹50.84 crore, up 264% from ₹13.61 crore a year ago. EPS went from ₹1.27 to ₹4.76.
  • Revenue from operations ₹1,278 crore, up 50% from ₹852 crore. Total income was ₹1,330.17 crore versus ₹901.40 crore.
  • EBITDA ₹77.8 crore, more than triple last year, though the margin is still only 6.1%.

But the number the market actually cares about came out earlier this month: quarterly sales bookings of ₹3,656.1 crore, up 76% from ₹2,078.8 crore. That is the highest quarter Sobha has ever booked. It sold 2.34 million sq ft (up 62%) across 1,432 homes and plots, at an average realisation of ₹15,655 per sq ft.

The bit the headline hides: bookings and revenue run on different clocks

This is worth understanding once and you will read every realty result better. A developer books a sale the day a buyer signs — that is "pre-sales", and it goes straight into the order book, not the P&L. Revenue only gets recognised much later, when the project is handed over. So the ₹3,656 crore Sobha sold this quarter shows up in the income statement over the next two to four years, not now.

That gap explains a line that would otherwise look alarming: revenue actually fell 35.7% quarter-on-quarter, from ₹1,988 crore in Q4, and profit fell 44.6% from ₹92 crore. Nothing broke — Q4 simply had more completions to hand over. Judge a developer on bookings for demand and on completions for revenue, and never mix the two.

The business

Sobha is a Bengaluru-headquartered developer with an unusual model: it does much of its own design, manufacturing and construction in-house rather than farming it out, running over 45 acres of manufacturing facilities with 4,400 employees and more than 10,300 technicians. It has completed 154.23 million sq ft to date and has 52.42 million sq ft under development across 50 ongoing projects in 28 cities.

The quarter's momentum came from three specific launches, 6.89 million sq ft in all: Sobha OneWorld in Hoskote, east Bengaluru (47.4 acres, 3,484 homes, roughly ₹7,500 crore of sales potential), Sobha Crescent in Sector 63A, Gurugram (6.2 acres, 336 homes), and Sacred Grove by The Lake near Chikka Tirupati (26.1 acres, 388 plots). So this is a Bengaluru-plus-Gurugram story, not a nationwide one.

Is it expensive?

Yes, on earnings. Business Today's stock page put Sobha at a P/E of about 67x on 20 July, against a peer median near 37x — an ~82% premium. The reason the multiple looks stretched is that the profit base is small: full-year FY26 net profit was ₹193 crore on ₹5,190 crore of revenue, and ROE is just 4.16%. You are paying for the bookings pipeline converting into future profit, not for today's earnings.

For context, larger peer Prestige Estates screens even richer — Simply Wall St shows it around 124x on a market cap near ₹65,200 crore, roughly four times Sobha's size. So Sobha is expensive in absolute terms but not the priciest name in its own sector. That is the honest frame: realty is being valued on pre-sales momentum across the board right now.

Who else this touches

  • Bengaluru and NCR developers — Prestige Estates, Brigade Enterprises, Godrej Properties, DLF and Signatureglobal sell into the same two demand pools Sobha just tested. A record quarter from one is a read-through on pricing power for all.
  • Building materials — cement, tiles, sanitaryware and paint makers get paid on construction, which follows launches by a year or two. A 6.89 million sq ft launch quarter is future order flow for them.
  • Home-loan lenders — 1,432 units sold at ₹15,655 a sq ft is mostly mortgage-funded demand at the premium end.

What to watch

The margin. Sobha is selling brilliantly and converting it into very little profit — a 6.1% EBITDA margin means execution cost is eating most of the price. The board also just cleared ₹1,000 crore of NCDs; debt-to-equity is a comfortable 0.22x today, but funding 50 simultaneous projects is what turns a low-margin builder into a stressed one. If margins do not widen as these launches move into construction, a 67x multiple has nothing to lean on.
